Physical Characteristics of Land


The major physical characteristics of land are-


1.    Land is its fixed location


2.    Land is heterogeneity


3.    Land is not fungible (No two parcels can be mixed)


4.    land is also indestructible


     According to landuse the physical characteristics of land are as follows:


 



  1. Agricultural land: The physical characteristics of agricultural land vary by the type of crop production. As for example-



Ø      Irrigated land


Ø      Dry land farms


Ø      Grazing land


Ø      Timber production



 



  1. Residential land: The residential site must be physically adapted to a residence. It must be fairly level, well-drained and not subject to unusual hazards, such as high winds or frequent flooding.

In most instances certain amenities are associated with residential site. As for example utility services like schools, recreation, roads, drainage, sewerage, water supply system, employment opportunity, shopping centre, post offices etc.


 



  1. Commercial land: Generally commercial land is more highly developed than residential land. As population expands, there is a tendency to convert former residential property to commercial use and also the agricultural land converted to commercial shopping centres.

Generally commercial land uses for business that must be locate on commercial street frontage. Strip shopping centre developed on the commercial frontage.


The central business area is comparatively different from the other commercial area. Generally in central areas the streets are paved, available sidewalks, utilities and government offices, banks, insurances etc. are existed.


So, the central commercial land is characterized by good access, transportation facilities and intensive landuse.



  1. Industrial land: The main characteristics of industrial land are the load bearing capacity of soil. The site must be connected with a low cost transportation to the market.

On the basis of Locational characteristics industrial land are classified as follows:


Ø      Industrial acreage: Usually in suburban and out lying locations


Ø      Redeveloped land: In urban renewal areas, usually in downtown fringe areas


Ø      Organized industrial district


 



  1. Recreation land: Recreation land is especially adapted to outdoor activities such as hunting, swimming, parks, play ground etc. some recreational facilities developed privately for profit. Some public land also used for recreational purposes. The major characteristics of this land is-it is furnished with some facilities for enjoyments or passed the leisure time.
